Giving Back:

We are always looking for opportunities to JV (Joint Venture). We're always looking to work with people who have retirement accounts (IRAs, 401ks, etc), people who have equity in their real estate, those who can connect with these people, and others, to leverage resources to create wins for all.

As a disabled veteran owned business, one of our key components is giving back to our country. One way we do this by JVn with new real estate investors. On many forums, there is the complaint that all of these guru programs do not properly teach people how to invest, or leave them hanging. Some try to send deals on the MLS, or other such sites. Our goal is to educate the next generation of investors, and to help make deals.

We do this by NOT charging hundreds or thousands of dollars to start. Instead, we do JVs, where we split the profits 50/50 (less fees, such as those charged by transactional funders; read the blog post about transactional funders, if you haven't). Now, if you bring someone who is a SDIRA investor, for example, then the split will also vary, based on the circumstances.

We're looking for those who are open-minded. Your goals aren't limited to your back yard, but to where the cashflowing deals are.

JV/Partners:

We are looking for JV opportunities. The following is a guide to what we offer, and are looking for.

Purchase price: $100K - $3M. The closing, legal, appraisal, etc. fees are not covered, and negotiated.

We are looking for businesses with commercial real estate, in all 50 states. This means medical/assisted living facilities, retail, self storage, etc. We may consider apartments or mobile home/rv parks, case by case. No land, construction/development projects, or notes. We're not interested in war zones.

We are willing to work with beginner investors. These deals MUST have positive cash AND have a good management team in place, if you're bringing us the deal. If you're not bringing any financials to the table, your share of profits will max at 25%, due to us taking all the financial risks. If you're a passive Home (or other property) Equity or retirement account investor, we can negotiate.

We are not wanting daisy chains; looking for direct to seller. No bidding wars, please, as we want to close fast, and fund within 5 business days. We prefer deals that are off market, but if the numbers are good, and if sellers are looking to sell fast, then we'll look at them.

Our main focus is a positive NOI cash-flow. It must be able to pay the bridge/hml interest payments, owner financing, and refi.
